When preparing your home for sale, here’s where to put your money to give the biggest bang for your buck! First impressions are everything; you want potential buyers to walk into your house to see a beautiful, clean space where they can picture themselves. Doing these simple things before listing your home can help you sell your house faster and for more money. 

Number one is … decluttering!  Pack up half of your house before listing. Pack up all those little knick-knacks on your counters, the pencil boxes on your desk, and the toys in the corner. Living in a house is very different than showing a house. Picture a house you’ve seen that was staged – maybe there was one large vase in the middle of a table, a large plant in the corner, and a couple of pillows on the couch. Decluttering will make your home look bigger and cleaner. On that note, a pretty obvious one is too deep clean each room.

The second thing to do is repair anything that isn’t working properly – whether these are repairs you have to hire out or easier fixes like replacing lightbulbs that are out, get these repairs done before listing.  If you have outdated light fixtures, replace those while you’re at it. Updating your light fixtures is one of the cheapest ways to upgrade your house for very little money. 

Another interior thing to consider is painting. If you already have a neutral tone throughout the house, just check to see if you need to touch up any paint. If the paint is not a neutral tone, or the walls look dirty, choose a neutral color to paint the whole house.  The first house I bought had a different color in each room, including bright teal, blue and yellow, and although we could look past it, many buyers can’t. In fact, I just heard of someone buying a house simply because they liked the paint colors inside!

The next place to address is your front yard – this is typically the first photo people see online and the first impression when they walk up to the house. Planting flowers, refreshing bark, washing your walkway, and painting your front door will give potential buyers a good first impression.
